Hypofriend vs Alpha Minoris: which support do you need for a rental-property investment?

Mortgage brokerage, buyer's agent or rental management? A fair comparison of Hypofriend and Alpha Minoris for first rental investors in Germany.

Overview

Hypofriend and Alpha Minoris overlap less than a side-by-side search suggests. Hypofriend is best known as a mortgage broker working across Germany. It also offers Hypofriend Plus, a buyer's agent service in Berlin, and runs Investfriend, a brand presenting selected new-build investment projects. Alpha Minoris supports rental investors buying in Berlin, Dresden or Leipzig, from the first budget discussion to the keys, and can then manage the rented apartment on the owner's behalf. The better fit depends on the stage you are at and the kind of help you need.

Alpha Minoris wrote this article. We describe Hypofriend's services as its public pages presented them when we checked on 24 September 2026, and we link to those pages so you can read them yourself. Where a page did not answer a question, we say so rather than guess.

Start with the help you actually need

Buying and letting an apartment involves three kinds of support that are easy to confuse.

  1. Mortgage advice and brokerage. Comparing lenders, preparing the application and reaching a binding loan offer. Commercial credit intermediaries in Germany need a permit under § 34i GewO.
  2. Purchase representation. Checking readiness, finding and assessing apartments, attending viewings, collecting and reviewing documents, and coordinating the steps to the notary and handover. In English this is usually called a buyer's agent. The difference from a conventional broker (Makler) is whose side they are on: a buyer's agent is engaged by you.
  3. Ongoing management. Once you own the apartment, someone finds and contracts tenants, answers them and coordinates repairs inside the unit. In German this is Sondereigentumsverwaltung, management of your individual unit. It is separate from the building administration (WEG-Verwaltung), which the owners' association appoints for the common property. Neither removes your legal responsibilities as landlord; see what you can outsource and what stays with you.

Some readers need only one of these. If you have already found an apartment, you may only need a mortgage. If you are buying in a city where you do not live, you may need all three.

What Hypofriend describes

Mortgage brokerage. Hypofriend's homepage describes a mortgage comparison and application service "available across Germany", with offers from 750 lenders, an affordability calculator and consultations with mortgage advisers. It states that its commission "will always be paid by the lender and not by you the customer". It describes Hypofriend GmbH as "an independent mortgage & pension insurance broker registered with the Berlin Chamber of Commerce (IHK)". For readers on a Blue Card or temporary permit, the lender's criteria still decide; see mortgages with a Blue Card or temporary residence permit.

Hypofriend Plus. A buyer's agent service for Berlin. The page describes an introductory call on budget, must-haves and timeline, a search across listing platforms, and visits to each property "with you for an on-site valuation", covering value range, renovation costs and red flags. It includes "full document and contract review" of land-register extracts, WEG minutes, energy certificates and building reports, negotiation support, and "Notary coordination through to closing". The process on the page ends at the notary signing, where it says "our service is complete". It states that Plus "is Berlin-only for now" and, in answer to whether you must use Hypofriend for the mortgage, "No." Whether Plus also takes on apartments bought to let is not established from the reviewed pages.

Investfriend. Hypofriend's homepage describes Investfriend as "an investment broker for rental properties in Germany", and its terms name Hypofriend GmbH as the operator. Its site presents energy-efficient new-build projects it has selected, with examples in Brandenburg, and mentions projects in "Leipzig, Dresden, Berlin, and Brandenburg". It states: "Tenant search and property management is handled without your involvement". On compensation, it says: "We earn a sales fee per project". The management contract, its scope and who pays the sales fee are not established from the reviewed pages.

What Alpha Minoris offers

Alpha Minoris works only in Berlin, Dresden and Leipzig. You do not need to live in any of them. It offers two services, which can be used separately.

Buyer's Agent, from preparation to keys. Alpha Minoris describes the journey in stages. From −1 to 0, the work is readiness: understanding your budget, borrowing capacity and whether buying now fits your household at all. Waiting can be the right answer. From 0 to 1, once you are ready, the service covers sourcing apartments, reviewing properties, viewings, document collection, the financing step, notary coordination, the purchase process and handover until you receive the keys. Alpha Minoris is not the notary and does not act as your lawyer or tax adviser.

Vermieter-Autopilot, ongoing ownership. From 1 onwards, Alpha Minoris manages your rented apartment as your Sondereigentumsverwalter: finding tenants, rental contracting, coordinating repairs and handling ongoing landlord tasks on your behalf. It manages the rental for you. You remain the landlord, you fund repairs and you keep the decisions agreed in the mandate, such as spending limits.

Fees and compensation

Hypofriend states that its mortgage service is paid by the lender. The Plus page states a flat fee of €1,700, payable only "after the deal goes through", with a money-back guarantee. Investfriend states that it earns a sales fee per project. Check each figure on the provider's current page, including whether VAT is included.

Alpha Minoris fees are not published in this article. Ask for them in writing, with what triggers payment, before you commit to either service.

Compensation matters because it shows whose interest a provider is paid to serve. A lender-paid broker, a buyer-paid agent and a seller- or developer-paid intermediary can all do good work, but you should know which one you are dealing with. Credit intermediaries must disclose any payment they receive from the lender (Art. 247 § 13 EGBGB).

Questions to ask each provider

Put the same questions to every provider, including Alpha Minoris, and ask for the answers in writing.

  1. Stage. Which of readiness, search, viewings, documents, notary, handover and management do you cover, and where does your service end?
  2. Location. Do you work in the city I am considering, and can you attend viewings if I live elsewhere?
  3. Fees. What do I pay, when, and what happens if I do not buy? Is VAT included?
  4. Other payments. Does a seller, developer, lender or tradesperson pay you in connection with my purchase or apartment?
  5. Choice. Can I use my own bank or mortgage broker? Will you show me apartments you are not paid to sell?
  6. Permits. Which permits do you hold for the work you do: § 34i GewO for mortgage brokerage, § 34c GewO for brokerage or residential management?
  7. Management scope. Who approves repairs, and up to what amount? Who decides on a tenant and the lease terms? Can I see every document?
  8. Ending the service. What is the notice period, and how are documents and keys returned?

Who may prefer each approach

  • You have found an apartment and need finance. A mortgage broker is the direct route. Hypofriend describes exactly that service, across Germany.
  • You are buying a home to live in, in Berlin. Hypofriend Plus is designed for Berlin buyers and publishes a flat fee.
  • You want a new-build investment from a curated list. Investfriend presents that model. Compare the project's price and rent assumptions with independent evidence before relying on them.
  • You are buying your first rental apartment in Berlin, Dresden or Leipzig and want one party from readiness to keys. Alpha Minoris's Buyer's Agent service is built for that.
  • You will own an apartment you do not want to manage yourself. Vermieter-Autopilot, or any other Sondereigentumsverwalter, can take on the day-to-day work. Compare the written scope.

These routes can also be combined. You might use a mortgage broker for the loan and a buyer's agent for the purchase, as long as both know who is doing what.

Identify the stage you are at

  • "Can I afford this, and should I?" You are at −1 to 0. Settle your savings, reserves and monthly surplus before looking at apartments.
  • "I am ready. Help me find and buy the right apartment." You are at 0 to 1. The purchase sequence runs from sourcing to handover; see buying a rental apartment from first budget to keys.
  • "I own it, or the keys are coming." You are at 1 onwards. Decide which landlord tasks you will keep and which you will delegate.

Your stage decides the provider more than any brand does.

Frequently asked questions

Is Hypofriend only a mortgage broker?

No. Its main service is mortgage brokerage, but it also describes Hypofriend Plus, a buyer's agent service in Berlin, and Investfriend, which presents new-build investment projects and states that it handles tenant search and property management.

Is Alpha Minoris a Hypofriend alternative?

For some needs. Both offer buyer's agent support, in different cities. Alpha Minoris does not present itself as a mortgage broker comparing hundreds of lenders, and Hypofriend's reviewed pages do not describe a buyer's agent service in Dresden or Leipzig.

Can a buyer's agent help if I live outside Berlin, Dresden or Leipzig?

Yes, if the agent covers the city where you are buying. Alpha Minoris works with investors who live elsewhere. Remote buyers should agree how viewings are reported and how documents are shared.

Does rental management mean I no longer have landlord duties?

No. A manager can do the work, but you remain the tenant's contract partner, fund the repairs and sign your tax return. See landlord responsibilities in Germany.
